What is a Water Damage Packout?

A "packout or pack-out" refers to the process where restoration professionals (like DRY-1-1 LLC Contents division) inventory, remove, pack, and store your personal items like furniture and belongings in a storage/shipping container on your property or an offsite storage facility. This is needed for many reasons not limited to: prevention of belongings getting damaged from the leak itself, from the humidity rising from the moisture, dust and other contaminates from the demolition and the reconstruction phases, to keep them safe from paint during the painting phase and possibly needed for flooring replacement during the reconstruction phase. Pack-outs are covered under the homeowners insurance claim as needed and is paid by the insurance company via your claim number. The pack-out vendor will bill the insurance directly. 

The best solution for temporary packing and storage

We work with your adjuster for claims or with you for self pay to rent a storage container for your driveway/property and once it is delivered we inspect it for leaks and gaps. Once loaded it gets locked and remains on your property until the job is finished and the items can be placed back in the home and the container gets cleaned and picked up.

  1. Junk hauling - Do you have a small vehicle but a big item that needs to go to the dump? An old couch or mattress are examples of items that a lot of people just don't have a vehicle for. We will bring a trailer or a box truck to remove the item and take it to the dump for you. 
  2. Garage/storage organizing - We can safely pack up loose items while inventorying for organizing and stacking. We can assemble shelves and place the nicely packed labeled boxes with your items on the shelves to get them off of the ground. This is great prevention of these items getting damaged or wet in the case of water damage. If your water heater and or washer and dryer is in your garage then this should be a big concern. 
  3. Trash Outs - Did a tenant leave the house a disaster with junk everywhere? We will come in a handle all of the trash and get everything out we can. 
  4. Cleaning - We clean big messes. After the trash is hauled from trash outs or messy tenants we will clean. We don't do house cleaning but we will clean a disaster of a house. It will help you know what you need to replace after a messy tenant. Aside from demo the rest of a water damage or mold clean up is cleaning and drying.
  5. Other - We can do a lot of other things that do not require a contractors license so if you have something that needs to be done feel free to reach out. If it is something that we are not comfortable doing we might already know someone that does, or we will try our best to point you in the right direction.

  1. Inspections - We offer one of the most thorough moisture inspections in the area. If you call us first we can do a moisture inspection even if you just have a small dark spot on a wall you want to get checked. If we find water damage we can refer you to a trusted restoration partner. If you were not referred to us by any of your current companies then we can do a second opinion inspection or monitor, if you think something was missed or you don't trust something they said we will gladly pull our meters out and take a look.
  2. Drying - We can bring in drying equipment to dry rooms or anything in the home. WHAT WE CAN'T DO AT THIS TIME IS DEMOLITION OF ANY KIND - This requires a CSLB specialty license and we are working on getting this. We also can't do any reconstruction for the same reason.
  3. Content restoration - We will not move any items that contain moisture of any kind into a container or storage. This moisture will raise the relative humidity of the container and damage all the dry things inside. We will use moisture meters when necessary to separate these items. Some materials can be sanitized and dried and some will be sent out to specialty companies that do this if the items are to try to be salvaged.
  4. Understructure Clean up - If you have a leak under your house in your crawl space that did not damage the home itself we can come extract, clean, and sanitize your understructure. 
  5. Toilet overflow clean up, We will come out after an overflow. No matter how messy. We will have to check for water damage especially if it is Category 3 or from a number 2. We will sanitize the area and clean it thoroughly and dry it out if needed. IF YOU ARE USING TOWELS AND A MOP TO CLEAN UP a toilet overflow give us a call. I have gone on so many water damage inspections to find a pile of 5 poop water saturated bath towels on the bathroom floor. We will clean up all liquids with solids and sanitize. 


Future - We are working on getting licensed to do full service restoration.

Frequently Asked Questions

During a loss the insurance covers content manipulation (moving items from one area to another area within the home or garage) or a pack-out (actual packing and protecting items to be moved outside of the home most often into temporary onsite or offsite storage. Content manipulation can require pre-damage inspection of items prior to starting and involves materials such as moving blankets, stretch wrap, boxes to still be used as we need to protect things going through doorways, etc. The pack-out service involves item damage inspection, wrapping of furniture and breakable boxable items.  Boxing with itemization depending on the situation. The rental of onsite storage. Loading of onsite or offsite storage. After the work is finished you get the items placed with care on new flooring or whatever the case may be. 

Absolutely. There are different determinations of an emergency. If your stuff is getting wet and you want it moved right away then we can do that and bill for emergency services and push it to the adjuster but there is no guarantee that they will agree it is an emergency. We will come out right away and do a content manipulation which is the cheapest of disaster services and more likely to get paid by the adjuster or we will bill you based on self pay pricing.  If you are in the phase between drying and reconstruction from water damage and you know you are getting new flooring and need everything off the floor we will estimate with the adjuster and schedule the work when an agreed estimate is reached.  


*There are extra fees for emergency work or inspections done during weekends or weekday after hours unless scheduled in advance or part of the work agreement. 

Yes and accidents can happen no matter how careful and professional we are. Moving furniture through doorways is very risky, as is packing up glass/china from a cabinet or a hutch. We have a process for everything and certain situations will call for a release of liability if we think we can't safely moved or pack something but unforseen things can happen and we are not perfect. We try to resolve issues right away and in most cases it doesn't go that far but it is there if needed. 

Yes and no. We are in the process of getting our CSLB contractors license for full service restoration as our experience is in all aspects of water damage restoration. We are focused on contents first because there are plenty of restoration companies in our area but they don't do contents. So we can work with them while we are working on getting these departments up and running as we carry the same values for mitigation and reconstruction, we take pride in our compliments on how we treat people's belongings and had no issues ever due to being careless. If in a rare instance that something got damaged during our services it was truly an accident.
